The Pioneer Lodge
A beautiful three story multi-purpose building, the Pioneer Lodge can easily serve as a single-family residence or provide accommodations for group retreats and other events. Completed in 2008 as a school and activity center for Scottie's Place’s year-round programs, the Pioneer Lodge meets all code requirements for a school building established by the West Virginia Fire Marshal, including double layers of 5/8” sheetrock on all ceilings, as well as on the walls and ceilings in the utility room and the stairwell; steel fire doors in the utility room and on all three floors of the stairwell; egress windows on the second and third floors; emergency and exit lights throughout; and a hardwired fire detection and alarm system with pull stations at all exits. There are circuit panels on each floor and all rooms on the first floor are handicap accessible.
The Pioneer Lodge utilizes post and beam construction to achieve exceptional dynamic and structural strength. It is framed with massive rough-sawn hardwood timbers and lap-sided with rough-sawn 1”x 8” white oak. The main floor consists of tongue and groove oak flooring, while the second and third boast a wide-plank finished poplar floor that shines golden in the sunlight. Custom made poplar trim throughout the Lodge complement the variegated rooms and give it a classic chalet appearance.
The first floor has 9’ ceilings, a 24’x30’ great room, six additional rooms for dining, office space, and/or family living, and 1½ baths. Large windows in every room and double sets of French doors leading onto the south porch let in plentiful sunlight and mountaintop breezes, and afford extraordinary views in all directions. Expansive porches on all four sides extend the living space dramatically, providing excellent space for activities, social gatherings or quiet reflection.
Additionally, the third floor can function as a separate residence and has its own first floor entrance into the stairwell. Third story is plumbed and wired with the option to be an efficiency apartment with a kitchenette/living room, full bath, and two picturesque bedrooms under the eaves. A third floor balcony adds a dramatic touch to the master bedroom, with breathtaking views to the south, east and west.
The Lodge stays cool in the summer with multiple, large 5-blade paddle fans in all first floor rooms and excellent airflow. A 2008 Pacific Energy woodstove is the heat source and is rated for 3000 sq ft. The building is wired to accommodate two ranges, two washing machines, and two hot water heaters; there is satellite internet. Lodge is fully plumbed and equipped with a gray water diversion system and 1000 gallon septic tank and leach field. Bathtubs and showers are plumbed and in place; toilets, sinks and hot water heater hook-ups are fully plumbed but units have not been installed. There is currently no running water in the building.
Water for the Lodge can be easily accessed by tying into the existing system that provides water to the cabin and additional sites. System is spring-fed, pure and productive, with an underground 2600 gallon concrete reservoir. Two additional 2600 gallon reservoirs are also installed on the property. Additionally, town water has recently become available on the mountain and 2” rigid water lines have been installed from the town road to the Pioneer Lodge and to two hydrant locations. Installation of a pump station is the remaining step to completing the system.
